Program highlights

How funding works

  1. Send a passport scan + visa and a sourced down-payment letter
  2. Pick a doc path: Full Doc, Bank Statement, Asset Qualifier, or DSCR
  3. We order the U.S. appraisal and clear title in parallel
  4. Close at a U.S. notary or consulate — funds wired same day

Why this program

Foreign-national loans are non-QM by design — they sit outside Fannie/Freddie guidelines, which is why visa and passport take the place of a U.S. FICO score.

Most foreign-national borrowers close into an LLC. We issue the loan to the entity with a personal guaranty so title and U.S. tax planning stay clean.

Cash-out proceeds can be wired internationally subject to OFAC and bank-level KYC review — start the source-of-funds documentation early to avoid closing delays.

Frequently asked

Can I use the loan for a primary residence?

No — foreign-national financing is for second homes and investment properties only.

Are gift funds allowed?

Yes, sourced gift funds can be used toward the down payment.
